Linq scales capacity to serve demand
The Gulf Cooperation Council (GCC) region is poised to nearly double its hotel room inventory by 2030, driving a surge in demand for faster, more cost-effective construction methods.
Seizing this opportunity, Linq, a Dubai-based sustainable modular solutions provider, has expanded its production capabilities, delivering nearly 1,900 fully fitted luxury hotel rooms annually. As the first company in Dubai to secure a modular construction licence from Dubai Municipality for G+6 buildings, Linq is emerging as a key partner for regional resorts, boutique hotels, and luxury serviced apartments in the GCC region.
By producing complete 3- to 5-star hotel rooms offsite within its Dubai facility, Linq significantly reduces material wastage, aligning with its customers’ sustainability goals.
“With 400,000 new hotel rooms set to be built in the next six years, every efficiency counts. Modular construction improves speed and cost-effectiveness and ensures higher quality through factory-controlled production,” said Graham Petty, Operations Manager at Linq.
In 2024, Linq demonstrated the benefits of modular construction by manufacturing and installing 218 serviced apartments at Sindalah, a high-profile island destination. The project showcased Linq’s ability to integrate sustainable materials that enhance efficiency, durability, and environmental impact.
“We are redefining perceptions around build quality and acoustic performance. Our introduction of lightweight cellular concrete infill ensures optimal acoustic, thermal, and fire resistance, meeting global industry benchmarks,” Petty added.
Linq has developed a demo unit for a 5-star hotel room to educate the market further. The unit is being showcased at the Project Control Expo in the UAE. It features a 50mm lightweight concrete floor, premium joinery, natural marble, and the DigiValet guest room management system.
“We are proving that modular rooms can match or even exceed the luxury and quality of traditional builds. Modular construction is at a turning point, with major global hotel chains adopting this approach in the UAE and Saudi Arabia. Linq is ready to lead this transformation,” Petty noted.
