The Founder and Chairman of Dugasta Properties on affordable luxury, long-term relationships with investors, and what’s next for Al Haseen 6 and Garden Living.
Dubai’s real estate market has no shortage of developers promising luxury, but Tauseef Khan, Founder and Chairman of Dugasta Properties, says his focus is on something different: making high-quality homes accessible without compromising on returns. In this conversation, Khan talks about the philosophy behind two of Dugasta’s flagship projects, Al Haseen 6 and Garden Living, and shares his outlook on where Dubai’s residential market is headed.
What was the idea behind Al Haseen 6 and Garden Living, and how do you see these developments becoming places people are proud to call home?

The idea of having a home for everybody is very important to me, and so is making that home profitable for everybody. That’s what we’re working for. Every one of our properties is designed to look gorgeous and beautiful, full of taste and detail. We’re giving people a property within a low-to-medium price range, but with higher returns and higher quality than they’d normally expect at that price.
In Garden Living specifically, we’ve built a garden right on the first floor of the building, which is a very different amenity compared to what else is out there. And Al Haseen 6 is the sixth building in an entire series that’s been developed under my own eyes, so there’s a consistency and a standard running through the whole collection that I’m personally invested in.
What is the idea behind each project, and how are they different in terms of the experience they offer residents?
My idea is to give more and more buildings to the people who need them, and to be honest, that’s not an easy thing to do. But we’re developing this with passion and with dedication, to make everybody comfortable and to make everybody rich by investing with us. That’s what sets us apart from any other developer. We’re not just building a property, selling it, and walking away. We’re building an association, a relationship with our buyers, for the long term.
As Dubai continues to grow, where do you see the biggest opportunities for developers to create meaningful communities?
Right now is the right time for any developer to invest, to find a good location, and to build good properties with the right amenities. That’s exactly what we’re working on. And very soon, we’re going to bring a very different and exclusive idea to the market. I can’t say too much yet, but it’s something we’re genuinely excited about.
As buyer expectations evolve in Dubai, what do you think will define a successful residential development over the next few years, beyond location and price?
For me, it comes down to buyer selection. Who they’re investing with, who the developer really is, and what kind of product and USP they’re actually getting. That’s where we come in very differently and very uniquely compared to other developers. Anyone who comes and invests with us is always investing for their own betterment and their own growth. That’s the promise I stand behind.
For Tauseef Khan, Dugasta Properties’ approach to real estate isn’t just about delivering square footage at a good price, it’s about building durable relationships between developer and investor. With Al Haseen 6 and Garden Living reflecting that philosophy through distinctive design and thoughtful amenities, Khan’s message is clear: in a crowded market, the developers who last will be the ones who treat every sale as the start of a relationship, not the end of one.
