Dubai to Offer Live Parking Availability by 2026 as Parkin Rolls Out AI-Enabled Smart System

Finding a parking spot in Dubai is about to get a lot easier. Parkin, the company managing over 250,000 parking spaces across the emirate, has announced plans to introduce real-time parking availability by 2026 as part of a major smart mobility upgrade.

The initiative will integrate AI-powered cameras, sensors, and digital mapping tools across multi-storey, off-street, and high-demand on-street locations—further advancing Dubai’s vision of becoming a global smart city leader.

Real-time Parking Visibility

Eng. Mohamed Al Ali, CEO of Parkin, confirmed that the live availability system is already under development, with initial deployment set for 2025.

“We’ve already started implementing the digital tools announced during GITEX. The rollout will begin with multi-storey car parks and expand across key areas. By mid-next year, drivers will start seeing live, real-time parking availability,” Al Ali said.

The first phase includes the installation of around 500 new cameras, particularly in high-traffic zones around the Dubai World Trade Centre and other event areas. Once trials are complete, the system will expand citywide in stages through 2026.

Managing Congestion During Peak Events

The move is part of a wider strategy to ease congestion during large events and seasonal peaks when demand for parking soars.

Khattab Abu Qaoud, Chief Financial Officer of Parkin, said ongoing collaboration with the Roads and Transport Authority (RTA), Dubai Police, and Dubai World Trade Centre has already improved traffic management during major exhibitions.

“Whenever we identify events that create a surge in demand, we work closely with RTA to increase the supply and optimise space usage,” Abu Qaoud explained.

To further enhance efficiency, Parkin has deployed AI-enabled inspection vehicles that scan and send real-time data to a central operations hub, allowing teams to anticipate and respond to congestion more effectively.

“These smart cars help us predict congestion before it happens,” Al Ali added. “The system alerts us where to take immediate action in coordination with RTA and other authorities.”

Dynamic Pricing and Improved Traffic Flow

Parkin’s introduction of dynamic pricing during major events, such as GITEX, has also shown measurable success. The strategy encourages better space distribution and smoother traffic flow, with the company reporting improved conditions this year compared to 2024.

Prioritising Residents in Community Zones

Beyond commercial areas, Parkin is addressing one of the most common frustrations among residents limited community parking.

Al Ali confirmed that residents in mixed-use developments will receive free, digitally verified parking permits in coordination with property developers.

“Residents get priority with free digital permits, while visitors pay for parking,” he explained. “This helps control availability and ensures residents have access to parking spaces near their homes.”

The Road Ahead

By 2026, Dubai drivers can expect a fully integrated smart parking ecosystem offering real-time availability, data-driven management, and seamless user experience across the city.

The initiative supports Dubai’s broader Smart Mobility 2030 vision, reinforcing the emirate’s position as a global benchmark in innovation, sustainability, and urban efficiency.
