Fairmont Residences Al Marjan Island sales commence

As UAE luxury housing demand spikes

Dubai-based Ardee Developments has commenced sales for Fairmont Residences Al Marjan Island, a large-scale branded residential development located in Ras Al Khaimah emirate in the United Arab Emirates.

The announcement was made during a real estate broker event held in Dubai on June 24, 2025. Ardee Developments CEO & Founder, Vishal Mehta, and Jackie Johns, Managing Partner of Christie’s International Real Estate, addressed attendees at the event.

Ardee Developments confirmed Q4 2028 as the delivery handover for Fairmont Residences Al Marjan Island, with a 60/40 payment plan.

The residential project, developed in collaboration with Fairmont Hotels & Resorts, includes 523 residential units. These consist of beachfront apartments, townhouses, and villas ranging from one to six bedrooms. Entry-level pricing starts at AED 2.49 million.

Sea Villas

Also launched were the Sea Villas, a limited number of high-value residences within the development. Each villa is priced upwards of AED 70 million and offers expansive layouts exceeding 1,850 square metres. Key features include private cabanas, basement parking, and uninterrupted views of the Arabian Gulf.

Christie’s International Real Estate Ras Al Khaimah, acting as the project’s expert agency, is leading the sales outreach across the Arabian Gulf region and international markets. Their role includes buyer engagement and transaction support.

Fairmont Residences Al Marjan Island residents will have access to a private beach and facilities including a gym, pools for adults and children, a games room, and wellness amenities. The properties are also directly connected to the neighbouring Fairmont Al Marjan Island resort, offering integration between residential and hospitality components.

Extra services

Additional services include optional home support such as chef hire, childcare, housekeeping, and property maintenance during resident absences. Buyers of the landmark project will be enrolled in the Accor Owner Benefits Programme, receiving elite membership status and privileges across the hospitality group’s entire global portfolio.

The wider comprehensive plan covers more than 2.5 million square feet and is positioned as a high-end coastal community. The multibillion-dirham project aims to combine residential, retail, and hospitality components, supported by a leisure-focused infrastructure.

The launch of Fairmont Residences Al Marjan Island coincides with the fast-growing demand for branded residences across the UAE, particularly in Ras Al Khaimah, which has seen an increase in high-net-worth investment following recent tourism and development initiatives by the emirate’s government. The emirate’s appeal has grown due to its proximity to Dubai, natural coastline, and emerging luxury property market.

Real estate analysts say the Fairmont Residences Al Marjan Island project is part of a broader trend where global hospitality brands are increasingly linked to premium residential developments. The approach aims to offer lifestyle benefits while capitalising on brand recognition.

Regional developers have also intensified their efforts to attract international buyers, many of whom are seeking secondary homes in tax-friendly markets. Ras Al Khaimah has responded by approving more large-scale developments, bolstering its position as a growing alternative to established luxury markets in the UAE.

Al Marjan Island has become a focal point for investment in Ras Al Khaimah, supported by infrastructure upgrades and a surge in tourism activity. It is also the site of upcoming mega projects, including a resort by the US-based Wynn group, further positioning the island as a future luxury tourism and real estate hub.
