Richmind launches Oystra ultra-luxury project
At Al Marjan Island
Dubai-based luxury property developer Richmind launched Oystra, an ultra-luxury development on Al Marjan Island in Ras Al Khaimah, at an exclusive event at Coca-Cola Arena in Dubai on April 25, 2025.
Designed by Zaha Hadid Architects, the bespoke residential project marks a significant step for Richmind, a premium developer known for its ultra-niche real estate offerings, and a flagship business vertical of Richmind Holding.
The collaboration with Zaha Hadid Architects for the 200-unit project underscores Richmind’s commitment to architectural excellence and innovative design. The project aims to pay homage to Ras Al Khaimah emirate’s connection to the marine environment, which encompasses the Gulf of Oman.

Richmind states that Oystra is poised to redefine waterfront living in the UAE with its luxury one-, two-, and three-bedroom apartments, villas, duplexes, and penthouses. The developer announced that the pre-launch offer price is AED 3,000 per square foot.
The development will also feature internationally acclaimed beach club and spa brands, as well as a celebrated culinary concept at its highest point. Ras Al Khaimah’s first 360° infinity pool will encircle this dining venue, providing panoramic views of the Arabian Gulf. HBA will execute the project’s interiors, which will be complemented by landscaping from Cracknell.
The project’s handover is expected to take place in Q2 2029. Interest in the upcoming project is at an all-time high, primarily because it is located near the Wynn Marjan Island Resort, which is set to be the first integrated gaming resort in the Middle East and North Africa region and is due to open to the public in early 2027.
Al Marjan Island, a manufactured archipelago extending 4.5km into the sea, offers over 7km of pristine white sandy beaches. The island is rapidly becoming a premier destination for luxury living, hospitality, and entertainment. Adding Oystra is expected to enhance the island’s appeal further, attracting discerning investors and residents who seek an elevated lifestyle.
A highlight of the Oystra launch event was a live performance by acclaimed 44-year-old British singer Craig David.
Richmind’s presence in the UAE real estate market forms part of its broader strategy to introduce over 1,000 units across various developments this year.
With a footprint in the UK, Portugal, Spain, and other European nations, Richmind Holding’s global reach positions Oystra as a significant addition to the UAE’s luxury real estate landscape.
