Since its founding in 2005, Dalands Holding has established itself as a boutique powerhouse in India’s residential and hospitality-led real estate development. With a portfolio rich in foresight and strategic execution, Dalands is poised to reshape the luxury living narrative in the Northern Emirates by partnering with Marriott International and master developer of freehold property in Ras Al Khaimah, Marjan, to launch the W Residences Al Marjan Island — an ultra-luxury branded residential project co-located with the upcoming W Al Marjan Island hotel in Ras Al Khaimah, a leading tourism and investment destination in the Middle East.

Set for a grand opening in Q4 2027, the W Residences Al Marjan Island will provide direct beachfront access, world-class design, and the high-energy lifestyle synonymous with the W Hotels brand. The bespoke residences will feature a collection of beautifully crafted luxury homes, each offering stunning panoramic views and direct access to a 130-metre stretch of pristine beachfront. Every aspect of the development will embody the bold, unconventional energy of the W Hotels brand—from innovative interior design to the iconic Whatever/Whenever service.

In this exclusive interview in Dubai, Saurabh Gupta, the Group Chief Executive Officer of Dalands Holding, articulates why Ras Al Khaimah represents a significant opportunity for global investors. He further elaborates on how W Residences signifies a pivotal chapter in the evolution of luxury real estate within the Middle East region.

What makes Al Marjan Island such a compelling market for Dalands?

We believed in Al Marjan Island long before it was even on the global real estate radar. When we made our initial investment, the Wynn resort had yet to be announced. What attracted us was the existing infrastructure and the seven operational hotels already demonstrating strong demand. Something truly significant was already in motion. The arrival of Wynn has changed the game—it has amplified everything. Today, Ras Al Khaimah is no longer merely an alternative; it is emerging as a destination in its own right.

For many global investors, Dubai is still the first name. Why focus on Al Marjan Island instead?

Dubai is undoubtedly impressive, but Al Marjan Island offers unparalleled growth potential. The expansion of the Wynn integrated resort from 42 floors to 72, set to open by Q1 2027, is just one example of the island’s transformation. With the projected leap in visitors from one million to five million, the scale of change presents enormous opportunities. This is where the excitement lies—the potential for significant growth.

With rapid growth comes risk. What are the potential threats that investors should be aware of?

We do not see any visible potential threats at the moment. The UAE’s consistency and stability in a volatile region, even during global crises, make it a haven for investments. The leadership here is incredibly forward-thinking, evident in their long-term policy-making. Right now, we are seeing tailwinds, not headwinds, which should reassure investors about the stability of their investments.

You work with a wide range of global investors. What concerns do they typically raise with you?

The biggest pain point is the lack of due diligence. Many investors fall for pretty renders without researching the fundamentals. At Dalands, we have taken our time to build a strong foundation. We have Marriott International backing us with the W brand — they would not partner unless our product met their global standards. My advice is simple: look before you leap. Real estate is serious business, and a flashy brochure does not guarantee returns.

The W Residences Al Marjan Island has a high-profile partner in Marriott International. How does this collaboration influence investor confidence?

It sends an obvious message — credibility. W Hotels represent a global standard in lifestyle luxury. The fact that they are putting their brand on this development means we have crossed every quality benchmark. Combine that with the UAE’s zero tax regime, which means investors can enjoy tax-free profits, and you have a magnet for global capital. Post-Covid, the UAE has demonstrated world-class governance. That is why investors today are not just confident — they are excited.

Ras Al Khaimah has long been marketed as the UAE’s adventure tourism capital. Now, real estate is stepping up. How should investors interpret this transition?

What is happening is that Ras Al Khaimah is decoupling from its earlier image as a side-trip from Dubai. With projects like Wynn and now W Residences, Ras Al Khaimah is becoming a standalone destination. People will not just stop over in the next few years — they will come specifically for Ras Al Khaimah. You will have three powerful demand centres in the UAE: Dubai with everything it already offers, Ras Al Khaimah with its upcoming integrated resort, and Abu Dhabi with Disneyland. It is an unprecedented trifecta of tourism and real estate growth.

With such an ambitious roadmap, what is next for Dalands?

We are just getting started. Our philosophy has always been to blend profitability with purpose. With W Residences Al Marjan Island, we are not just building homes but creating a lifestyle benchmark. We will continue to expand thoughtfully in markets where we see both emotional and economic value. Ras Al Khaimah fits that vision perfectly.
