DIP Holding Plc, the owner of Dubai Investments Park (DIP), has announced plans to launch an initial public offering (IPO) on the Dubai Financial Market (DFM), with 20% of its issued share capital to be offered to investors.

The proposed offering will involve the sale of 1,735,243,300 existing ordinary shares by Dubai Investments PJSC, the sole shareholder of DIP Holding. The company confirmed that it will not receive any proceeds from the IPO, as all shares are being sold by the existing shareholder.

The subscription period is scheduled to open on October 27 and close on November 3, 2026, with the shares expected to begin trading on the Dubai Financial Market around November 11, 2026.

IPO Structure and Subscription Details

According to the company’s announcement, the offering will be divided into four tranches, targeting different categories of investors.

  • First Tranche: Individual subscribers and other eligible investors holding a valid DFM National Investor Number (NIN) will have access to 5% of the offering, equivalent to 86,762,165 shares.
  • Second Tranche: Professional investors, as defined by Capital Market Authority (CMA) regulations, will receive 92% of the offering, representing 1,596,423,836 shares.
  • Third Tranche: Eligible employees of Dubai Investments PJSC Group will be allocated 1%, totalling 17,352,433 shares.
  • Fourth Tranche: Eligible Dubai Investments PJSC shareholders registered as of October 28, 2026, will have access to 2%, equivalent to 34,704,866 shares.

Dubai Investments PJSC may adjust the size of the offering or individual tranches before subscriptions close, subject to UAE regulations and CMA approval. However, the professional investor tranche must account for at least 60% of the total shares offered.

The offer price will be set in UAE dirhams following the book-building process. The indicative price range is expected to be disclosed before subscriptions open, while the final price and offering size will be confirmed after the professional investor subscription period closes.

The Internal Shariah Supervision Committees of Emirates NBD and Dubai Islamic Bank have also confirmed that they consider the proposed offering compliant with Shariah principles.

Dubai Investments Park’s Market Position

DIP Holding, a public company incorporated in the Dubai International Financial Centre (DIFC), owns Dubai Investments Park Development Company, which operates the Dubai Investments Park development.

Spanning approximately 23 million square metres, DIP has developed into one of Dubai’s established mixed-use business and residential communities over more than 25 years.

The development accommodates industrial, logistics, commercial and residential activities through a long-term ground leasing model supported by infrastructure and essential services.

As of June 30, 2026, DIP served approximately 1,000 tenants, supported around 5,700 sub-leases and housed more than 150,000 residents. The development reported a ground lease occupancy rate of 99.9%, highlighting strong demand for space within the community.

Located between Jebel Ali Port and Al Maktoum International Airport, DIP benefits from access to major transportation networks and logistics infrastructure. Its location also places it within Dubai’s expanding southern economic corridor, an area attracting continued industrial, commercial and infrastructure investment.

Leadership Highlights Long-Term Growth Opportunities

Khalid Jassim Bin Kalban, Chairman of DIP Holding, described the proposed stock market listing as a significant development in the company’s journey.

He said the IPO represents the next stage of growth for a business that has contributed to Dubai’s economic development for more than two decades.

Bin Kalban also highlighted DIP’s role in supporting economic diversification by providing businesses with the infrastructure, connectivity and operating facilities required to establish and expand their operations across Dubai and the wider UAE.

Omar AlMesmar, Chief Executive Officer of DIP Holding, said the planned IPO reflects the strength of the company’s operating model and its ability to generate recurring income.

He attributed the company’s performance to disciplined operations, structured leasing arrangements, effective tenant management and the growing use of digital systems across its administrative processes.

AlMesmar added that relatively low capital expenditure requirements and strong cash conversion provide a foundation for sustainable financial performance.

IPO to Expand Investor Access to DIP Holding

The planned listing will provide eligible retail and institutional investors with an opportunity to gain exposure to DIP Holding’s established real estate infrastructure and ground leasing business.

With its extensive tenant base, high occupancy rate and strategic position in Dubai’s logistics and industrial network, DIP Holding is seeking to attract investors interested in long-term, recurring income.

The proposed IPO also comes as Dubai continues to develop its capital markets and encourage the listing of established businesses on the Dubai Financial Market.

Subject to the completion of the offering and relevant regulatory procedures, DIP Holding shares are expected to commence trading on or around November 11, 2026.
